JVP LANDS BASILDON LAKE
RO Properties has sold its 30-acre coarse fishing lake, Aquatels, at Festival Leisure Park, Basildon to Essex based JVP Leisure Limited for £310,000.
JVP Leisure will use the lake to offer a mixed water sports facility, to include Cable Wakeboarding, Open-water swimming and Coarse Fishing.
Richard Tattersall of JVP Leisure, said: “Our proposals for Aquatels Lake recognise its value as a fishing venue, and we are already in discussion with local angling interests that are keen to continue fishing under the new arrangements.
“By extending the range of activities, the lake will become available to a much wider audience in the local community.”
Mr Tattersall said the plans had come forward due to a rise in popularity in cable wakeboarding and open-water swimming.
He added: “Our plans will have a negligible impact on the aquatic environment.”
Buildings on the site will also include offices, a pontoon and a warmroom, and would be similar to the facility built at Thorpe Park theme park in Chertsey, Surrey.
Jorge Frutuoso, ROP’s Regional Manager, said: “we acquired the lake in 2001 as a Jet Ski centre and in 2006 let it to Tony Prayel who successfully managed it as a fishery until he sadly passed away last year. We’re pleased that JVP intend to expand the use of the lake whilst retaining much of the good fishing that Tony set up.”

BIJOU EXPANDS IN CARLYLE
ROP has let a 1,556 sqft unit to the Bijou restaurant at its mixed retail/office scheme, Carlyle’s Court, Fisher Street, Carlisle.
Bijou had previously occupied 591 sqft in the scheme and ROP tore up Bijou’s existing lease to enable Bijou to expand and move into a more prominent pitch.
Bijou have taken a 10 year lease at £15,000 pa.

ROD GETS FROST BITE IN HARLOW
RO Developments has completed the letting of its new 21,854 sqft, cold store unit to Scotch Frost of Glasgow Ltd.
The letting of the final phase completed the 81,000 sqft Dukes Park development on Edinburgh Way, Harlow.
Scotch Frost which incorporates Asian Harvest Foods and founded in Glasgow is a leading distributor of frozen, fresh and ambient products from around the world. They have taken a 15 year lease on a stepped rent.

AEDAS COMMITTED TO HUDDERSFIELD
RO Properties has re-geared its lease with Aedas at NU House, Market Street, Huddersfield to release a further floor for refurbishment.
Aedas Architects Ltd will surrender part of the 3rd floor and take a new 10-year lease of their existing 4th floor (approximately 8,300 sqft) at a rent of £8.50 per square foot, plus some ancillary space on the 5th floor.
This re-gearing allows ROP to now refurbish the whole of the 3rd floor to provide 8,300 sqft of air-conditioned office accommodation in suites from 1,700 sqft.
Last year ROP refurbished the 2nd floor (now let to Best and Igneus) and, with Aedas’ help, the reception area and common parts.
Jorge Frutuoso, ROP Regional Manager, said “we are delighted to have secured Aedas’ continued occupation of the building. We are looking forward to bringing much needed refurbished office space to the Huddersfield market in 2012”.
Aedas were the original architects for the building.

AS RO DEVELOPMENTS COMPLETES TWO DEALS
RO Developments has completed new two deals at its RO24 Swindon industrial scheme, South Marston Park, Swindon, Wiltshire, leaving only two units available.
Workman LLP, a national firm of commercial property specialists, has taken a 3,055 sq ft unit on an 10 year lease at a rent of £18,350 per annum. While Retro Vehicle Services, which provide specialist automotive services, has taken three units totaling 6,225 sq ft on a 10 year lease at a rent of £29,569 per annum.
The two remaining units at RO24 Swindon are available on a leasehold or freehold basis and provide 3,117 sq ft or 1,210 sq ft of accommodation.
